Terms of Service

By using realdealengine.io or the Real Deal Engine application (the "Service"), you agree to these terms. If you do not agree, do not use the Service.
Beta. The Service is in active development and is offered on a beta basis. Features, pricing, data coverage, and outputs may change, be interrupted, or be withdrawn, and the Service may contain errors. Do not use it as your sole basis for any financial, purchase, or construction decision.
What the Service is
Real Deal Engine produces automated real-estate and ADU/additions feasibility estimates — buildable size, cost, value, and return figures generated from your inputs, third-party data, and our models.
Estimates, not advice. Every output of the Service is an informational estimate. It is not investment, financial, legal, tax, engineering, or architectural advice, and it is not a guarantee of what you may build or earn. Zoning, costs, rents, and market data change and may contain errors. Verify everything independently with qualified professionals before spending money on a project.
What we are not
Real Deal Engine is a software tool. We are not, and do not hold ourselves out as, any of the following:
- a licensed real estate appraiser — no output of the Service is an appraisal or an opinion of value prepared under USPAP or any comparable standard;
- a licensed real estate broker or salesperson — we do not list, market, negotiate, or broker any transaction, and we do not represent any party to one;
- a registered investment adviser, broker-dealer, or financial planner — nothing we produce is a recommendation, solicitation, or endorsement to buy, sell, finance, or invest in anything;
- a lender or mortgage broker — nothing we produce is a commitment, offer, or pre-approval to lend;
- a licensed contractor — construction costs we show are modelled estimates, not bids, quotes, or scopes of work;
- a licensed architect, engineer, or land surveyor — buildable size, massing, setback, and height figures are zoning-based estimates. They are not design documents, site plans, surveys, or a determination of what any building or planning authority will actually approve;
- a law firm, accounting firm, or tax adviser.
Using the Service does not create a professional, advisory, agency, or fiduciary relationship between you and us, and we owe you no professional duty of care. Where a decision requires a licensed professional, engage one.
Accounts
Signing in (via email magic link) is optional and used to sync your saved deals across devices. You are responsible for activity under your account and for keeping access to your email secure.
Purchases & subscriptions
- One-time reports (e.g. Deep Diligence, ADU Full Report) unlock the purchased analysis tier on the device/browser where you bought them, for the entitlement period shown at checkout.
- Developer subscription — billed monthly, includes a pooled monthly allowance of Deep analyses across all engines (currently 30). Unused analyses do not roll over. Cancel anytime via the in-app billing portal; access continues to the end of the paid period.
- Refunds — one-time reports. Reports are generated and delivered immediately, so they are non-refundable once produced, with one exception: if a report fails to generate, is materially incomplete, or contains a material data error attributable to us, email founders@realdealengine.io within 7 days of purchase and we will re-run it or refund it in full. Disagreement with an estimate is not, by itself, a data error — every figure is an estimate, as described above.
- Refunds — subscriptions. Cancel at any time; access continues to the end of the period you have already paid for. We do not provide partial-month or pro-rated refunds for a period already begun, and unused analyses do not carry over.
Automatic renewal — your cancellation rights. The Developer plan is a subscription that renews automatically each month at the price shown at checkout, and will keep renewing and charging the payment method on file until you cancel. There is no minimum term.
You can cancel at any time, online and without contacting us, from Manage Billing inside the app, which opens the Stripe customer portal. Cancelling stops all future charges; you keep access until the end of the period you have already paid for. You may also email founders@realdealengine.io and we will cancel it for you. We send an email confirmation of your subscription terms after purchase.
Acceptable use
You agree not to: scrape, bulk-extract, resell, or redistribute the Service's data or reports; probe, overload, or circumvent rate limits, paywalls, or access controls; use the Service to violate any law or third-party right; or misrepresent the Service's outputs as professional advice to others.
Your content
You keep ownership of the inputs you enter. You grant us the limited rights needed to process them and operate the Service (e.g., running your analysis, syncing your saved deals).
Third-party data
Property, parcel, tax, ownership, market, and environmental data come from third-party and public sources. We do not control and cannot guarantee their accuracy, completeness, or timeliness. Zoning and development standards shown may be drawn from a municipal ordinance or, where no verified rule is available, estimated — each report states which. Always confirm with the local planning department.
AI-generated content
Parts of the Service are produced by artificial intelligence. So you know exactly where:
- The investor memo is written by an AI language model from your analysis.
- The error check and the unit-mix suggestion are AI-generated.
- Zoning may be AI-estimated. Where we hold a verified rule for your location, we use it. Where we do not, an AI model estimates the zoning code and its parameters — and because floor area ratio drives unit count, floor area, cost, and return, an incorrect zoning estimate carries through every downstream figure in the report.
AI can be confidently wrong. AI systems can produce output that is inaccurate, incomplete, outdated, internally inconsistent, or entirely fabricated while appearing authoritative and well-reasoned. We do not warrant AI-generated output, and you must not rely on it without independent verification.
Every report states whether its zoning came from a verified ordinance or an estimate. Read that line before you rely on any figure, and confirm the rules with the local planning department.
Sharing reports with third parties
You may share the reports you generate — for example with a lender, investor, partner, client, or contractor. If you do, the following applies:
- Intended user and intended use. Each report is prepared for you, for the purpose of preliminary screening of a site. It is not prepared for, addressed to, or certified for any other person or purpose.
- No third-party reliance. No person other than you may rely on a report. Recipients are not intended beneficiaries of these terms, acquire no rights against us, and are not owed any duty of care by us. Anyone making a lending, investment, purchase, or construction decision must perform their own independent due diligence.
- Not an appraisal. A report is not an appraisal, valuation opinion, survey, title report, engineering or architectural assessment, entitlement determination, or a commitment to lend, and it is not prepared under USPAP or any comparable standard.
- Keep it intact. If you share a report, share it in full and unaltered. Do not remove the disclaimers, sourcing, or methodology pages, and do not present the figures as ours, as verified, or as professional advice.
Intellectual property
The Service — including its models, scoring, design, and content — belongs to Real Deal Engine and its licensors. These terms grant you a personal, non-exclusive, non-transferable license to use it; they transfer no ownership.
Disclaimer & limitation of liability
The Service is provided "as is" and "as available," without warranties of any kind, express or implied. To the maximum extent permitted by law, Real Deal Engine will not be liable for indirect, incidental, consequential, or special damages, or for lost profits or investment losses arising from use of the Service; our total liability for any claim is limited to the amount you paid us in the twelve months before the claim.
Indemnification
You agree to indemnify and hold harmless Real Deal Engine and its owners and contractors from claims, losses, and reasonable costs arising out of your use of the Service, your breach of these terms, or your sharing of a report with, or reliance on a report by, any third party.
Termination
We may suspend or terminate access that violates these terms. You may stop using the Service at any time; subscription cancellations take effect at the end of the current billing period.
Governing law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. The exclusive venue for any dispute is the state or federal courts located in Riverside County, California, and you and we each consent to personal jurisdiction there. Before filing, please email founders@realdealengine.io — most issues are resolved informally, and we ask for 30 days to try. Nothing here limits your right to bring a matter in small claims court.
Changes
We may update these terms as the Service evolves; material changes will be reflected on this page with a new effective date. Continued use after changes means you accept them.
